Housing prices continue to rise in Sarasota and Manatee Counties, marking the 15th consecutive month of year-over-year price increases for single-family homes. “We’re just a few months out from our high season, and right now we have about half the number of available homes than we did this time last year. Inte heller den dyra dollarn (säljkurs 8,15 på fredagen) verkar skrämma bort solsugna svenskar på jakt efter ett semesterhem, eller en fastighet att investera i. ”Vi märker inte av att dollarn är dyrare. Det är fortfarande rejält prisvärt jämfört med Medelhavsländerna, och utbudet är fortfarande större”, säger Susanne Perstad, på Gulf Gateway Realty på Floridas västkust. En samstämmig bild bland mäklarna är att bostadsmarknaden är ”sund”. Nyproduktionen har tagit fart på flera håll, vilket anses positivt eftersom många – både inhemska och internationella spekulanter – vill ha nytt. ”Bankerna vill börja låna ut pengar igen, räntan är stabil, och arbetsmarknaden är bra så det finns en god underliggande efterfrågan”, säger Per Nordström, som driver mäklarfirman Team Nordstrom på Floridas västkust tillsammans med sin fru, Helena. De senaste två åren har bostadspriserna gått upp med 10 till 15 procent per år. Uppgången drivs av en fortsatt hög efterfrågan och ett allt mindre utbud. ”Det är inte som för fem år sedan när man kunde välja och vraka och lägga skambud, den tiden är förbi”, säger Per Nordström. Intresset från inhemska kunder är störst, för Per Nordström står de för cirka 70 procent av kundunderlaget, medan resten är svenskar. Vissa köper för att själva bo under vissa perioder på året, och hyra ut när de inte är där för att täcka omkostnaderna. Andra, cirka 30 procent enligt Miami-mäklaren Carole Smith, köper enbart för investeringen. Peter Hassel ser en tydlig trend i hur svenskar köper, och delar in klientelet i två grupper. Den första är de som köper under lågsäsong, som han beskriver som mogna, målmedvetna och ”väldigt köpbenägna”. ”De är beredda att köpa oavsett tid på året, och vet precis vad de vill ha, oftast för att själva bosätta sig på lång sikt”. Den andra gruppen är de som kontaktar en mäklare under högsäsong för att det har blivit kallt hemma och vill till solen. Denna grupp är mer osäker, vill undersöka marknaden och genomför mer sällan ett köp. Oavsett kundgrupp blir många fortfarande förvånade över vad de får för pengarna jämfört med i Sydeuropa. För ett hus på 200 kvadratmeter, två badrum och pool i ett bra område på Floridas västkust får man betala från motsvarande 2,1 miljoner kronor och uppåt. ”Vi är fortfarande en bra bit ifrån de priser som gällde 2006 före kraschen, och det finns inga tecken på att den prisökningstrend vi ser skulle brytas”, säger Per Nordström. Liksom i alla storstäder ligger priserna högre i Miami. En studio i Miami Beach kostar runt 1,7 miljoner kronor och ett hus med pool bakom kanalerna ligger på 3,4 miljoner och uppåt. Ett radhus utan brygga i North Miami Beach kostar från motsvarande 2,5 miljoner kronor. ”Visst är det lite dyrare nu, men du kan fortfarande göra fynd. Vissa områden har inte hängt med i utvecklingen och är fortfarande väldigt prisvärda. Det borde till exempel vara dyrare i området Castle Beach norr om Miami Beach, vilket gör att det är köpläge där”, säger Peter Hassel. Även om många svenskar börjar upptäcka västkusten med mindre trafik, glesare bebyggelse och mer natur, så är det fler som väljer östkusten. Det beror delvis på att storstäder som Orlando och Miami med Disneyparker och shopping har gjort östkusten mest känd och tillgänglig för européer. ”Man väljer gärna något man känner till, och åker dit andra åker, men sedan är också priserna upp till 30 procent lägre på Atlantkusten”, säger Peter Hassel. August 2015 inventory in Sarasota & Manatee drops; prices climb

The active inventory of properties for sale in Sarasota and Manatee counties continued to drop in August 2015, while the median sale prices skyrocketed over last year at this time, demonstrating a strong seller's market in the region. According to the Realtor® Association of Sarasota and Manatee, the inventory of single family homes and condos fell to a combined 3,303 in Sarasota County and 2,534 in Manatee County. This compares to 3,745 last August in Sarasota County and 2,724 in Manatee County, or declines of 11.8 percent and 7 percent, respectively.
